Phuket property maintenance cost

In order to ensure your property is maintained to the highest standards there is a monthly maintenance charge and sinking fund at our Phuket developments. The amount varies from development to development. Maintenance is charged quarterly in advance and the sinking fund is a one off charge of typically 100,000 Baht for each 3 bedroom property and 200,000 Baht for each Penthouse. These funds are held in the estate maintenance bank account.

The maintenance charge pays for:

  • Daily garbage removal.
  • Gardening and irrigation of all communal areas.
  • Security - Physical security, 24 hours a day, 7 days per week.
  • Manager and office staff, office utilities, equipment and supplies.
  • Insurance for all common areas and public liability within the development.
  • Communal area electricity and water supplies.
  • Pool and equipment cleaning.
  • Accounting fees.
  • All applicable government & leasehold annual taxes.
  • Shuttle service to local amenities.

    Typical maintainance costs are approximately 100 baht per square metre.
